Commercial buildings cannot stand still.
The way companies use offices continues to evolve, and property owners increasingly need to think about how their assets can respond: not only to changing occupier expectations today, but to what businesses might want from their workplaces five or ten years from now.
Flexible workspaces can play an important role in that. When done well, flex transforms a building’s appeal, introducing new services and experiences, and ensuring an asset remains relevant as occupier needs change. That translates into valuations and revenues.
That is at the heart of our new strategic partnership with Bayerische Hausbau Real Estate (BHRE), one of Germany’s leading real estate companies, to jointly create high-quality flexible workspaces.
Our first joint location, Levl, has now opened in Munich. Levl marks infinitSpace’s first location in the city, our third in Germany and our thirteenth worldwide.
Combining real estate expertise with workspace expertise
BHRE has been part of the German property market since 1954. As a family-owned company within the Schörghuber Group, it manages a real estate portfolio worth approximately €3.5 billion and has extensive experience in property ownership, revitalisation and sustainable urban development.
That long-term perspective is important.
Introducing flexible workspace into a commercial property should not be about following a trend or simply filling available floorspace. It should contribute to the wider performance and proposition of the building, not to mention the portfolio and community the building sits within.
This means considering how flexible workspace can complement existing occupiers and amenities, attract new businesses to the property, and create additional activity within it. Just as importantly, the workspace needs to reflect the quality and character of the wider asset.
Our partnership brings together those complementary areas of expertise. BHRE understands its properties, markets and occupiers. infinitSpace brings specialist knowledge of creating, launching and operating flexible workspaces.
Together, we can explore workspace concepts designed around the individual property rather than imposing a standard format upon it. Levl is the first expression of that approach: a workspace with its own name and identity, shaped around the building it sits in.
Keeping buildings relevant as occupier needs evolve
Businesses increasingly want greater choice in how they occupy and use offices.
Their requirements can change as teams grow, projects begin and end, or working patterns evolve. At the same time, expectations around service, hospitality and the overall workplace experience have risen.
For property owners, providing greater flexibility can therefore become part of creating an asset that remains attractive to a broader range of occupiers over the long term.
The challenge is delivering that flexibility without compromising the quality of the building or creating a significant new operational burden for the owner.
This is where infinitSpace supports BHRE.
Through our AI-powered Workspace-as-a-Service model, we provide the specialist infrastructure needed to launch and operate premium flexible workspace, from technology and commercial operations to marketing, community and day-to-day management. At Levl, that means BHRE can offer occupiers a premium flexible workspace experience without having to build those operational capabilities itself.
For the property owner, this provides access to specialist flexible workspace capabilities while retaining ownership of the underlying asset. It also means the workspace can be developed as part of the property’s wider proposition rather than operating separately from it.
A long-term approach to flexible workspace
Levl puts our partnership into practice, but the significance of our relationship with Bayerische Hausbau Real Estate extends beyond a single workspace.
Both businesses share a belief that buildings should evolve with the people and companies that use them. By combining BHRE’s long-term real estate expertise with infinitSpace’s experience in flexible workspace, we have an opportunity to explore how commercial properties can respond to changing occupier requirements while continuing to deliver quality and value over time.
Levl in Munich is the starting point, and we are excited to see where that shared approach takes us.
